PRE-APPROVAL!
If it's time to consider a new home purchase, the next best step is to complete your formal loan pre-approval. As the pre-approval is important to best message your strength of application to seller side, important that your formal pre-approval accompany your formal Offer submission.
I believe it important to initiate the pre-approval process with a phone consultation in review of your application. In better understanding your finance goals and gathering information regarding your application (ie employment, income, assets, debts, available funds), I can best consider loan programs which will align with your down payment, credit scores and desired monthly payment. I will then tailor a finance plan to best serve your needs, as I will present a written proposal. Together, we will review this initial proposal and seek to update/refine in arriving at your desired finance plan. This is a collaborative process, so you are best positioned to begin your home search in the marketplace. With such a plan in place, to then seek to complete the formal loan pre-approval.
In completing the application (thru my online portal OR we can complete together by phone) AND providing requested documentation in support of your employment/income/assets, a formal credit report will then be considered. With your application in hand and benefit of credit report, I am able to submit your completed application thru one of my preferred lenders on-line approval engines. These approval engines provide the needed preliminary approval so that I can issue your formal pre-approval letter in full confidence.
While my competition prefers to then issue a generic pre-approval letter, such generic letters are quickly outdated and are often not appropriately messaging to the seller side parties. For this reason, I prefer to issue a property specific pre-approval letter. A timely dated letter which will tie in with the property address of the Offer, so that seller side can be assured that your qualifications are current and that you have been approved for the purchase of their property. Please know I will work closely with your agent to be certain this messaging is to their liking. As I am in a supporting role under your formal Offer submission, I will continue to be a resource to both you and your agent during contract negotiations.
Upon successful contract negotiations, we will begin the formal processing of your loan application together. I will be your sole point of contract throughout, as we seek to realize a successful transaction together.
